Rental Criteria

Applicant(s) understands that Moxie Real Estate represents the property owner.

There is a non-refundable application fee of $45 per applicant over the age of 18. This fee is payable at time of application and must be processed before an application will be considered.

Each occupant 18 years and older must submit an application with a unique e-mail address.

Rental History:

  • Three (3) years of verifiable rental history or home ownership
  • NO evictions
  • NO outstanding collections from a landlord or property management company.
  • We reserve the right to deny your application if, after making a good faith effort, we are unable to verify your rental history

Employment History:

  • Twelve(12) consecutive months of verifiable employment.
  • Self-employed persons will need to show proof of income (Prior year of tax returns required)
  • Other stable income may be acceptable, in lieu of employment

Income Requirements:

  • Gross income (including co-applicant) must be a MINIMUM of three (3) times the monthly rent
  • Income may include sources other than employment
  • Minimum Two (2) consecutive months proof of income
  • Ability to pay all deposits and rent in full, prior to move-in

Credit Requirements:

  • One (1) year of established credit history
  • All credit accounts must be current with no new collections within last 6 months.
  • Applicant(s) must require a minimum FICO credit score of 600. May allow a waiver of one or more of the above credit criteria with sufficient co-signer. (Co-signer must meet all minimum requirements)
  • No undischarged bankruptcy
  • One (1) year of established credit after bankruptcy

ID Requirements:

  • Each applicant over 18 years of age will be required to produce a photo I.D. (a valid driver's license or other government issued photo identification card)

Pets:

  • Pets to be approved by rental owners, if pets are allowed in lease. Breed and size of pet will be required prior to approval.

Criminal History:

A criminal background check will be conducted for each occupant eighteen (18) years of age or older. All criminal records are evaluated from disposition date, regardless of occupant's age at the time of offense. The application will be denied for any felony conviction up to six (6) years prior to the date of application. Felony convictions for any sex and/or terrorism related offense(s) will be denied regardless of conviction date.

FAILURE TO MEET ANY OF THE ABOVE CRITERIA MAY RESULT IN APPLICATION DENIAL.
